Position Highlights

As a Take Over (TO) Manager, you are a key closer and leadership figure within the sales organization. Your core purpose is to secure vacation ownership sales by stepping into presentations to build rapport, address guest concerns, and guide prospective owners toward a purchase. You serve as a vital mentor, driving sales excellence and ensuring that every guest interaction reflects the premium standards of the Divi brand.

Key Responsibilities

• Secure sales by stepping into presentations to address objections and guide guests toward ownership decisions with professional poise.
• Supervise daily sales activities and provide real-time coaching to sales representatives and technicians to improve conversion rates.
• Build and maintain rapport with prospective owners, ensuring a solution-oriented and professional experience throughout the sales process.
• Oversee the development of relationships with prospects and manage the follow-up process for referrals and leads.
• Collaborate with the Sales Director to monitor performance metrics and implement strategic sales improvements for the team.
• Mentor team members to help them reach or exceed established performance targets through consistent guidance and training.
• Facilitate clear and proactive communication between the sales team and administrative departments to ensure seamless transaction processing.
• Manage administrative reporting and sales tracking with meticulous precision to ensure data integrity.

Requirements, Skills & Traits

Requirements:

Minimum of 2 years of relevant sales experience, ideally within the vacation ownership or hospitality sector. High school diploma or GED equivalent. Full fluency in written and spoken English. Flexibility to work varied shifts including weekends and holidays.

Core Skills:

Strategic sales closing techniques, persuasive communication, and comprehensive sales reporting. Proficiency in Microsoft Office applications and standard sales tracking software.

Soft Skills:

Natural ability to supervise, coach, and motivate a high-performing sales team. Friendly and professional demeanor with an exceptional attention to detail and a solution-oriented mindset.

Success Metrics

Sustained achievement of established sales conversion and volume targets. Demonstrated improvement in team member performance through consistent coaching and mentorship. High accuracy in sales reporting and documentation integrity.
